Strategic Advantage
Why This Project
Southwest Las Vegas Growth Corridor
The Tenaya Way corridor sits within one of the fastest-growing residential and commercial submarkets in the southwest Las Vegas metro, with strong demand for affordable workforce housing adjacent to major employment nodes.
9% LIHTC Competitive Structure
Targeting the 9% competitive LIHTC allocation — the same proven capital structure used for Auris at The Boulevard — providing approximately 70% of total equity through institutional tax credit syndication.
Phase II — Non-Profit Early Childhood Education Center
What sets Tenaya apart from every other project in our pipeline: the Phase II site plan includes a dedicated Non-Profit Early Childhood Education Center built in partnership with a 501(c)(3) provider. It is already on the preliminary site plan, the design brief, and the resident services framework — giving working families on-site access to childcare, directly addressing the #1 barrier to workforce participation in the Las Vegas metro.
Founding Investor Right of First Refusal
Investors in the current Auris at The Boulevard seed round hold a contractual Right of First Refusal on this project before it is made available to outside investors.
Phase II — Non-Profit
Early Childhood Education Center
Auris at Tenaya is the only project in the SmartPlex pipeline with a Phase II component that goes beyond housing. A dedicated Non-Profit Early Childhood Education Center is already embedded in the preliminary site plan, the design brief, and the resident services framework — making this a mixed-use community built around the real needs of working families.
Already on the Site Plan
The education center footprint is designated on the preliminary site plan and design brief — not an afterthought, but a foundational design element from day one.
501(c)(3) Non-Profit Partnership
SmartPlex is developing this component in partnership with a qualified non-profit early childhood education provider — unlocking additional grant funding, LIHTC scoring points, and community benefit designations.
Addresses the #1 Barrier to Work
Access to affordable childcare is the single largest barrier to workforce participation for families at 50–60% AMI in the Las Vegas metro. On-site childcare embedded in the community directly removes that barrier for residents.
Resident Services Integration
The education center is fully integrated into the Auris at Tenaya resident services framework — a key differentiator in LIHTC competitive scoring and long-term community impact.
Phase I vs Phase II
210 Workforce Housing Units
Type V-B townhomes — 50–60% AMI — private entrances, backyards, resort amenities
Non-Profit Early Childhood Education Center
Dedicated facility on the preliminary site plan — 501(c)(3) partnership — integrated into resident services
The Competitive Advantage
No other project in the Las Vegas LIHTC pipeline combines 210 units of workforce housing with an on-site non-profit early childhood education center. This is a meaningful differentiator in NHD competitive scoring, community benefit analysis, and long-term resident retention.
